New Build
One-off houses and new dwellings, from the dig to the door handles
Building a new house is the point at which every part of a builder's trade gets tested at once — and the point at which an absent project manager costs you the most. Pinewood takes on one-off new dwellings across Sevenoaks District and Kent, with Matt on site through the build rather than dropping in between other jobs.
We work to your architect's drawings and your structural engineer's details, or take a scheme through our own home design and planning service first. Either way you get a scope, a programme and a single number to ring.
Setting out and groundworks
Levels, setting out, excavation, foundations and drainage. Get this stage wrong and every trade after it pays for it, so it is the stage we are slowest and fussiest about. Our own groundworks and landscaping team does the work, which means no waiting on a subcontractor's diary before the bricklayers can start.
Structure, roof and weathertight
Masonry or timber frame, steels where the design needs them, roof structure, covering and rainwater goods. Getting a building watertight quickly protects everything that follows — and it is the milestone that tells you honestly whether a programme is on track.
First fix, second fix and finishes
Electrics, plumbing, heating and insulation go in with our trusted specialists, then plastering, joinery, decoration and the interior finishes we specialise in. A new house is judged on the last five per cent, so that is where we spend the attention.
Building control and handover
We work with your building control officer or approved inspector through the inspection stages, collect the certificates from every specialist trade, and hand you a full set at completion — not a promise to dig them out later.
