A new-build terrace photographed at the point in a programme that tells you most about it. The brickwork is up to eaves across the whole range, the scaffold is out, and the timber roof structure — rafters, purlins and the framing for a run of dormers — is being set.
Getting a building weathertight is the milestone that decides whether the rest of the programme is real. Everything that follows, from first fix to plaster to finishes, depends on the building being dry, and every week lost at this stage is a week lost at the end.
New build is the whole of our trade list in one project: setting out and foundations, drainage, masonry, roof, services and finishes. Running it as a single job with one builder accountable is what keeps the sequence honest.
