Garden Rooms
Proper buildings at the end of the garden, not flat-pack sheds
Garden offices, studios, gyms and guest rooms have gone from a novelty to a normal part of a Kent house. The catalogue versions are fine until you try to work in one through a Kent winter, or plug in anything that draws current.
Ours are built like small houses: a proper slab or pad foundation, an insulated timber structure, a real roof build-up, an armoured supply from the consumer unit, and cladding that will still look deliberate in ten years.
Foundations and base
Ground screws, concrete pads or a slab depending on the ground and the size of the building. Cheap bases move, and a building that moves takes its doors and windows with it.
Insulated structure and roof
Insulated floor, walls and roof, a breather membrane and a ventilated cavity behind the cladding, and a flat or shallow-pitch roof detailed to drain properly. The result is usable in January, not just in June.
Power, data and heating
An armoured supply run underground from the house consumer unit and certified by our electrician, sockets and lighting where you will actually want them, data if you work out there, and a heating solution sized for the room.
Cladding, glazing and setting it in the garden
Cedar, larch or painted board; sliding or bi-fold glazing; and the paths, decking and planting that stop a new building looking parachuted in. Our landscaping team usually does that part at the same time.
